We thought it was the right time to highlight the concerning rise of ‘touting’ used by estate agents, as we are constantly inundated by concerns and unhappiness from our current sellers about being bombarded by estate agent flyers. These flyers are normally in the vein of the so-called agent being able to sell your home quicker, but trust us when we say that they are just broken promises. The leaflets or flyers are usually designed to discourage sellers in relation to using their current estate agent.

Being open and honest, we did try this method for a few days, but found that this type of behaviour just wasn’t who we were or who we wanted to be. Sending junk flyers or harassing homeowners just isn’t the agency that we want to be, so we stopped. It just didn’t feel right, and it’s not a process that any decent estate agent would take, being more of a tactic for those unscrupulous agencies we all hear about.

Leading The Way By Example

As the leading independent estate agent in Caerphilly and the surrounding areas, we would rather continue working with sellers via referrals from people we have worked with and who have recommended us. Unlike estate agents that tout for business, we believe our focus should be on our current sellers and to give them the best service they deserve. We really don’t know how agents who are constantly touting for business can concentrate on their current clients.

The same agents are normally those that promise the world but deliver nothing, those that say they have buyers lined up ready and waiting, but surely those buyers would be finding your home on Rightmove or Zoopla? It is unfortunate that we’ve also had multiple distressed sellers stating some agents are calling or messaging them constantly and pressurising them to switch agents. We believe this is a very bad practice, and we would love the industry to be more regulated to stop this behaviour. We understand some sellers can get frustrated if they don’t sell as quickly as they would like, but the myth of switching estate agents to help the sale is just that, a myth! What sells a property is time, and also the right buyer coming along at the right time. Don’t be fooled by agents who tout for business and over-emphasise (posh word for lying!) about what they can do compared to your current estate agent.

We hold our clients in high regard, especially as they have come to us and chosen to list with us based on our proven merits, and we value this type of relationship. We wouldn’t want to be involved in anything that has been forced or where a seller has been pressurised into a new relationship. And that’s all touting agents do, issue broken promises and then list you and leave you in most cases.
